Who it fits
Professionals who want to walk to the park in the morning and dinner at night. Condo buyers who want views and don't want downtown. Lovers of stately pre-war architecture on the quieter eastern streets.
Who it doesn’t
The noise-sensitive — parts of Bankers Hill sit squarely under the approach to the airport, and it is not subtle. Families optimizing for yards and playdate streets will usually be happier a neighborhood or two east.
The trade-offs nobody mentions
The flight path is the whole conversation: some blocks get it constantly, some barely at all, and windows make an enormous difference. High-rise HOA fees here can rival a car payment — sometimes justified by what they cover, sometimes not. Views can be built out; check what's entitled nearby before paying a view premium.
