Who it fits
People who wanted North Park but calmer: young families, remote workers, anyone whose dream corner is a coffee shop, a bookstore, and a park within three blocks. Homes here get held for decades — buyers tend to become lifers.
Who it doesn’t
Anyone who needs inventory to choose from — South Park is small and supply is scarce, so the right house requires patience. Buyers who want big modern square footage; the charm comes in smaller floor plans.
The trade-offs nobody mentions
Scarcity cuts both ways: values hold beautifully, but competition for the good blocks is fierce and overpaying is easy when you've been searching for months. The Golden Hill border blocks are excellent value but do your block-level homework. Old-house realities apply here just like North Park.
